Ceilings planned with your lighting
A false ceiling hides wiring, holds your lights and changes how a room feels. We design it together with the rest of the room, so the lights, fan and AC positions are fixed before the ceiling closes.
A designer measures each room and shows you the design with a 3D preview. The quote lists the material, board thickness, frame and ceiling area, and every material is approved by you before work starts.
Gypsum, POP or PVC
Each material suits different rooms.
Gypsum board
Factory-made boards on a metal frame: flat, quick to fit and less messy. Suits living rooms and bedrooms with cove or recessed lighting. Use moisture-resistant boards in a kitchen.
POP
Mixed on site and shaped by hand, so it can do curves, cornices and detailed designs with no joints. It takes longer, makes more dust and depends on skilled work.
PVC panels
Light panels that handle damp and are easy to clean, so they suit bathrooms and balconies. The joints show, and they should be kept away from heat: use LED lights.
Compare them in detail in our gypsum vs POP vs PVC guide.
Planning a false ceiling
Six things to settle before work starts.
Plan the lighting first
Downlights, cove lighting and fan positions are decided before the ceiling closes; changing them later means cutting it.
Agree the height
A false ceiling lowers the room. Agree on the drop, especially where the slab is low.
Leave access panels
Wherever wiring junctions, AC units or pipes sit above the ceiling.
Fans and AC
Fans need a secure fixing to the slab, and AC pipes and ducts need room above the ceiling.
Society rules
Ceiling work is dusty and noisy, so check your society’s work hours first.
Specification in writing
Board type and thickness, the frame, and the ceiling area included, listed in the quote.

What a false ceiling costs
False ceilings are priced separately from our home packages, by area and design. Our designer measures and quotes them with the rest of your interiors. These are what change the price.
Ceiling area
How much of each room the ceiling covers: the full room or a border.
Design
A flat ceiling costs less than layers, coves or curves.
Material
Gypsum, POP or PVC, and moisture-resistant boards where needed.
Lighting
The number of downlights, cove strips and the wiring to them.
Cut-outs
Openings for AC units, access panels and fittings add work.
Rooms
Each room is measured and priced, so you can do some rooms now and others later.
